Doe Mill

Chico

Doe Mill is a 48-acre planned neighborhood in southeast Chico, north of East 20th Street and east of Bruce Road — and it was designed to be different. Planned by Heritage Partners and New Urban Builders and built beginning in 2001, Doe Mill follows new urbanist principles: narrow streets, front porches pulled close to the sidewalk, garages tucked into rear alleys, and homes of many sizes woven into one compact, walkable community.

The architecture leans Craftsman, painted in a cheerful mix of colors, and the variety is the point. Modest single-family homes — many between about 1,000 and 1,800 square feet — stand alongside bungalow courts and small four-to six-unit buildings, and many homes offer an optional carriage house above the garage, a roughly 535-square-foot space used as a guest suite, studio or home office.

At the neighborhood’s heart, 7.3-acre Baroni Park offers an open turf field, playground, basketball court, picnic tables, practice disc golf baskets and a walking path. Little Chico Creek winds through the area just to the north, the Steve Harrison Memorial Bike Path traces the eastern edge on the old Potter Road alignment, and open foothill land stretches beyond. Just across Bruce Road, Meriam Park’s Tank District adds restaurants, coffee and boutiques, while East 20th Street runs west to the Chico Marketplace and Highway 99. Nearby campuses include Little Chico Creek Elementary and Marsh Junior High.
